
Academy for Children
The client reached out to us to explore options for expanding their daycare center and better understanding their growth needs. The project evolved through several phases, beginning with an initial assessment of the existing site’s potential, followed by an exploration of adjacent property acquisition to overcome space limitations. Once the neighboring lot was secured, we reevaluated potential designs, including building a new facility or adding additions to the existing structure. Each phase involved careful consideration of zoning regulations, budget constraints, and the long-term vision for the center’s development.

We began with their initial concept of adding a single classroom to the existing building. However, this proved unfeasible for multiple reasons, including zoning issues related to required parking on the site and economic concerns, as the cost of building the addition exceeded the anticipated revenue increase. We also explored mobile and temporary classrooms, though these were ultimately not permitted by code. Through this process, we identified the primary challenge: the existing site was simply too small for the school’s needs.

Working closely with the client, we then investigated the purchase of the adjacent lot. We created schematic drawings and a rendering (shown above) to support the client’s efforts in securing the property, which was ultimately successful.
With the new lot acquired, we revisited all expansion options to accommodate the daycare’s needs. One option was to build a new facility on the newly purchased lot, eventually demolishing the existing building to use the original site for required parking. Another option was to construct a series of additions to the side of the existing school.

This project is ongoing as we continue to work with the client to determine the best approach for their growing center.
